The 92-lot (up to 92 lots) Open Space Preservation Development (OSPD) off of Park Street across from the Fox Run subdivision was approved by the Planning Board at the September 6, 2017 meeting. The decisions have been filed with the Town Clerk and the plans that were endorsed by the Planning Board have been filed as well. Construction should begin soon.
685 South Street
This proposed project involves the expansion of the existing real estate office building as well as the construction of a new commercial building in the rear of the property located to the east of the Café Assissi plaza. The project’s public hearing has been delayed and continued due to the applicant’s issue with the Conservation Commission regarding work within the riverfront area and whether the project is viewed as new development or a re-development. Once the matter is resolved with the Conservation Commission, the public hearing with the Planning Board can continue.
35 Commercial Drive
The commercial project that involves the construction of a daycare center and two (2) commercial buildings was approved by the Planning Board. The decisions have been filed with the Town Clerk and the 20-day appeal period has expired and the plans will be endorsed by the Planning Board on January 3, 2018.
NasKart (589 Washington Street)
The public hearing for the proposed commercial subdivision roadway and indoor electric go-kart and trampoline park facility was opened by the Planning Board was approved by the Planning Board. The decisions have been filed with the Town Clerk and the 20-day appeal period has expired and the plans will be endorsed by the Planning Board on January 3, 2018.
Pharmacy and Convenience Store/Gas Station (630 & 650 South Street)
The public hearing was opened by the Planning Board on October 4, 2017 and is next continued on January 3, 2018. The applicant has received feedback from the Planning Board, the public, the Board’s peer review engineers and the Zoning Board of Appeals and is in the process of addressing the comments accordingly.
Columbia Gas (604 Thurston Street)
The project will involve the construction of a building with associated storage that will serve as a maintenance hub in the area for Columbia Gas. The public hearing was opened on November 15, 2017 and the applicant has received feedback from the Planning Board, the public and the Board’s peer review engineers and is in the process of addressing the comments accordingly. The applicant has made changes to the design of the project in response to prior comments.
The project was approved and the decisions and plans were recorded with the Norfolk County Registry of Deeds and we are in receipt of the recording information. Construction is ongoing and the Town is actively monitoring construction activity.
Route 1 Corridor Study
A local stakeholder’s meeting was held on September 13, 2017 and December 19, 2017, at which the consultants presented results of the resident survey to various Town departments. They will conduct further analysis and conduct a public meeting to present the results of the analysis in January of 2018.
Route 1/A Corridor Study
Representatives of the Central Transportation Planning Staff (CTPS) and Mas DOT District 5 met with Town officials on September 12, 2017 to present the results of traffic data collection. A draft report was presented and Town officials had the opportunity to provide comments that will be incorporated into the final report. The final report was presented to the Boston MPO on December 21, 2017. Once it is accepted by the MPO there may be a public forum held to present the final report to residents.
Town Center Zoning
On December 12, 2017 a public forum was held to solicit feedback from residents regarding the progress of work by the by-law committee to date. The committee has been working on creating a new zoning district(s) for the Town Center areas current zoned C-1 and B-1 for almost one (1) year. The response was very positive at the public forum and now the committee will work on finalizing the by-law for presentation at the June 2018 Town Meeting.
Galaxy Development (Kendrick Street)
There has been no news regarding the possible development of the Kendrick Street properties owned by Galaxy Development at the corner of Kendrick Street and Depot Street. Nothing is imminent at this point. The engineer for Galaxy Development has been a part of the Town Center Zoning Committee and has been very helpful in providing current marketing and development information.
635 Dedham Street Zoning Bylaw Amendment
The Zoning Bylaw amendment for 635 Dedham Street was approved unanimously at the November 13, 2017 Town Meeting and has been sent to the Massachusetts Attorney General’s Office for final approval.
Route 1/I-495 SB Slip Ramp
The design appears to be stalled at the pre-25% design stage. New information has been received in several months on this project.
